There are two payment options:
If you PAY IN FULL, you will pay $9,800 today and a $1,000 refundable damage deposit at 3 months prior to your event.
If you PAY DEPOSIT, you will pay a $500 non-refundable deposit today + $4,800 at 6 months prior + $5,000 and a $1,000 refundable damage deposit at 3 months prior to your event.
This contract defines the terms and conditions under which The Cottage at Riverbend and CLIENT agree to the CLIENT’S use of The Cottage at Riverbend’s facilities on the date selected above. This contract constitutes the entire agreement between the parties and becomes binding upon the signature of both parties. The contract may not be amended or changed unless executed in writing and signed by The Cottage at Riverbend and the CLIENT.

The Cottage at Riverbend will provide the facilities and services described in this contract on the event date noted above. During your event, you will be granted exclusive access to The Cottage and Grounds. The Cottage is a Spanish revival home, built in the 1930s, painstakingly renovated by The Boise Boys (HGTV). It is a two-story, 2,000 square foot home with the following features: master bedroom with king bed, two closets, TV, and adjacent bathroom with his/hers vanity, shower/tub; downstairs bedroom with king bed, one closet, TV, and shared bathroom with shower; downstairs bunk room with 2 triple-decker twin bunkbeds, one closet, and shared bathroom with shower; fully-stocked kitchen with breakfast nook (seats 4); living room with fireplace and large bay window; formal dining room (seats 6); 2 bathrooms; laundry room; game room with large L-shaped sofa, TV, and foosball table.
The Grounds are five acres of century-old spruce, maple, elm, and cypress, that keep the yard shaded in the summer. In addition to verdant lawn spaces, a large water feature, sitting garden, small orchard, white-washed barn, and overcrowded flower beds are the following accoutrements: large parking lot; one 30 ft by 40 ft white vinyl pavilion tent with concrete floor, sidewalls with cathedral windows, and 2 crystal chandeliers; patio heaters; yard light poles with cafe-style string lights and lights inside tent; adjacent lawn area; lots of space for catering tent and extras; tables and chairs for 300 guests; 2 beautiful water features; 3 acres of Boise River riverfront property; 4 wine barrels (props, empty); 2 bathrooms located in The Cottage; 1 porta-potty in parking lot; and free disposal of garbage.

Between the hours of 10:00pm one day and 7:00am the next day, it shall be unlawful for any person or business to make or cause loud or offensive noise by means of voice, musical instrument, horn, radio, loudspeaker, automobile, machinery, other sound amplifying equipment, or any other means which disturbs the peace, quiet, and comfort of any reasonable person of normal sensitiveness residing in the area. Loud or offensive noise is that which is plainly audible within any residence or business other than the source of the sound, or upon a public right of way or street at a distance of one hundred feet or more from the source of such sound.
Venue sounds, specifically sound related to music must be turned off by 10:00pm as to Eagle’s ordinance. However, we have no neighbors so we can be more flexible. At 10:00pm you will need to tell your bands and DJs to turn the music down so it does not reach out into the neighbors and we reserve the right to tell you to turn down music and by signing this contract you are agreeing to comply with the volume levels that we dictate after 10:00pm.

If you intend to serve any form of alcohol at your event, you must prepare 4 documents: (1) get an Alcoholic Beverage Open Container permit from the City of Eagle; (2) someone with a LIQUOR LICENSE must be onsite for the entirety of your event; (3) your Certificate of Venue Insurance must include a Host Liquor Liability; and (4) your alcohol vendor must fill out a catering permit. All four of these documents must be uploaded to our site prior to your event (documents can be uploaded to your cottageatriverbend account after checkout). There are no exceptions.
You can request this permit from the City of Eagle here: https://lf.cityofeagle.org/Forms/Open-Container. This permit takes a few minutes to fill out and costs about $20. YOU WILL BE RESPONSIBLE FOR SECURING AND PAYING FOR THIS PERMIT.
As the host of a private party, the CLIENT acknowledges responsibility for the proper and lawful consumption of alcoholic beverages at The Cottage at Riverbend, during the duration of the event described in this contract. The Client will exercise due care in serving alcoholic beverages, and will refuse alcohol to any person appearing to be under the age of 21 or any person who appears to be intoxicated. Identification and proof of age must be requested from any person who appears to be under 21 years of age. Alcoholic beverages must be removed from anyone believed to be a minor or from any intoxicated person. The client will provide all alcoholic beverages consumed in accordance with the laws and regulations of the State of Idaho.

Client is responsible to maintain Commercial General Liability Insurance in an amount not less than $1,000,000 combined single limit for bodily injury and property damage to cover amount of invited guests. Such insurance shall name The Cottage at Riverbend as addition insured, and a certificate of insurance with an endorsement must be provided 30 days prior to the event. If serving alcohol of any kind, the Certificate of Venue Insurance must include a Host Liquor liability (see ALCOHOLIC BEVERAGES above).
YOU WILL BE RESPONSIBLE FOR SECURING, PAYING FOR, AND SUBMITTING PROOF OF THIS INSURANCE.

In the unlikely event the CLIENT should cancel, all deposits made to date are nonrefundable and all outstanding payments will be due immediately. Damage deposit is fully refundable in the event of a cancellation but can be kept if outstanding payments have not been made and will go toward to balance still due. In the event of a cancellation, The Cottage at Riverbend is able to rebook a comparable event on the scheduled date, all deposits made up to that point, may be refunded up to the amount made from the event that replaced it. All cancellations or reservations changes must be made in writing. The client is responsible for The Cottage at Riverbend has received their cancellation letter. The Cottage at Riverbend shall have the right to terminate this contract if the CLIENT fails to meet or violates any terms of the contract, in which case the provisions of this cancellation policy also apply.

The Cottage at Riverbend does not accept any responsibility for damage to or loss of any articles or property left at The Cottage at Riverbend at 2811 West State, Eagle, Idaho, prior to, during or after the event.
The CLIENT agrees to be responsible for any damage done to The Cottage at Riverbend by the CLIENT, CLIENT’S guests, invitees, employees, caterers, rental company or other agents under the CLIENT’s control. Any damages are the responsibility of the CLIENT and will come out of the CLIENT’S damage deposit. The CLIENT may work with their guest, invitee, employees, caterers, rental company, or other agents responsible for the damage to pursue any compensation for damages.
Further, The Cottage at Riverbend shall not be liable for any loss, damage or injury of any kind or character to any person or property caused by or arising from any act or omission of the CLIENT, or any of CLIENT’S guests, invitees, employees, caterers, rental company or other agents from any accident or causality occasioned by the failure of the CLIENT to maintain the premises in a safe condition or arising from any other cause. The CLIENT, as a material part of the consideration of this agreement, hereby waives on its behalf all claims and demands against The Cottage at Riverbend for any such loss, damage, or injury of the CLIENT, and hereby agrees to indemnify and holds The Cottage at Riverbend free and harmless from all liability for any such loss, damage or injury to other persons, and from all costs and expenses arising there from, including but not limited to attorney fees.

The Cottage at Riverbend has a strict non-smoking and non-pet venue inside. Absolutely no smoking or pets inside the cottage at ANY time. Full damage deposit will be kept if there is any sign or smell of smoking or pets.
I certify that I have read the Smoking and Pets policy and consent to the terms therein.
An additional $1,000 refundable damage deposit on top of your booking cost will be invoiced to you at 3 months prior to your event. This $1,000 will be refunded to you if there is no damage to items or property following your event.
